Home staging on Costa del Sol – Is it important?

Hi everyone, Welcome back to our blog. Today we talk about home staging on Costa del Sol and is it important to do that when you are selling a property.

Or actually: HOW important it is?

Home staging on Costa del Sol

Let’s enter to this topic a bit more. Welcome.

Staged entrance of a villa on Costa del Sol

Did you notice, what we already did? We already staged this entrance.

We are going to show you now some more examples of rooms we have staged when preparing a property for sale.

Empty bedroom syndrome: It is hard to see what is the size of a bedroom if it’s completely empty.

Empty room seems smaller because you don’t have anything to compare the measures with.

With a bed in the room it’s easy to see what else can be fit in or if you have enough space in front of the wardrobe for example.

Staging is not always adding furniture into an empty room. It’s also smaller details, like in this bathroom for example.

Some might think this is pointless, because it does not help to figure out the size of the room or anything like that.

But seriously: Which bathroom would you rather buy, the one on the upper photo or the one on the photo below?

Yes, we definitely like the one on the photo below much better.

How about exterior? Often the terraces need some attention as well, like in this case:

Especially here in Costa del Sol, staging the terraces is important since we really live outside the whole year.

This is why we wanted to give this terrace the staging it deserves.

We had so much fun while staging this villa with Satu Häkkinen, a Finnish interior designer.

I will tell you more about Satu later on this blog post.

And look what our photographer did?

Hanna and Satu watching a movie.

The screen was really there, but the projector was not connected.

Well, to our photo magician nothing is impossible…and there you go!

An outdoor movie on your very own private terrace. How cool is that?

Let’s go back to empty rooms. Sometimes when a property has several bedrooms, like this one had four, it’s boring to stage all the rooms with beds.

We never know who will be a potential buyer for the property we are staging.

Often people assume that if it’s a villa with four bedrooms, the buyer is a family with kids.

But we thought differently.

Maybe the buyer is a business woman who appreciates a proper dressing room.

So we used our imagination a little bit.

In the end, the buyer was not a business woman, but a young business MAN!

Obviously the bra and the high heels did the job! (Did you notice these details in the picture?)

What do you think about these before and after photos? Was it worth doing the home staging?

We can tell you a secret: Yes, it was definitely worth it, because after the staging the sale time was relatively short and the price was good.

We are very honest and direct while we visit a new property and we do tell you if yours needs staging because we know it’s in your best interest. It does not mean that your home is ugly. It just means that your home is personal because it’s your home. But we need to sell it to someone else and it can’t look too much like your home. We need to neutralize it so that the buyer can imagine it to be his/her home.

We started by asking if home staging on Costa del Sol is important. Yes, it is. It’s very important. We hope that with these photos of before and after we have managed to show you how important it is.

On Costa del Sol we need to attract the buyers to visit the properties all the way from abroad. So the professional photos are very important and to properly prepare to the photo shoot, the staging needs to be done well before the photographer arrives.

The best feeling for a real estate agent is when you see a client falling in love with a property during the first visit. And this is exactly what happened here.
